How much is your home worth in Columbus, Ohio?

What is the best way to price to your Columbus, Ohio home to sell in this Buyer’s market?

First, interview a few professional Real Estate agents that have successfully sold in your area.

Next, go over the comps, the comparable home sales, in your area within the last 6 months. It is best to have those comps for similar homes in similar condition. This includes size (square footage), number of and types of rooms, amenities, updates, location and style. Comparing a brick ranch with 1800 square feet with no updates is a different comp than a 2500 square foot colonial that is totally updated with granite counters, etc.

Other questions you should ask before pricing your home for sale:

  • How many days on the market - aka - DOM - were the homes?
  • What price did they sell for compared to the list price?
  • What was the original list price?
  • What is else is for sale in your neighborhood? (”the competition”)
  • These are market indicators. Was the house priced too high and had multiple reductions? Did it sell very quickly?

Questions to ask yourself and to go over with your Real Estate Agent:

  • Do you need to sell..
  • Or do you just want to sell?
  • What is your timetable?
  • Do you have equity in your home?
  • What is your motivation?
  • Do you have money to bring to closing?
  • Finally, have your home in tip top shape before it ever shows to the public or is listed. You only get one chance to make a first impression.
  • How do you get your home in tip top showing condition?”
